Welcome to Rentals Only, at Mount Snow, Vermont, Your Vermont Vacation Rental Headquarters!

The rental homes and condominiums managed by Rentals Only are privately owned and are furnished and decorated to the owners individual taste. As the rental agent, our standards are high when accepting rental property with recommendations made to the home owner for equipping their vacation property. Properties are priced accordingly for condition, location and amenities. We hope that your vacation will be one of the best ever and we will do everything possible to ensure that it will be. Rental Groups
We maintain an enjoyable atmosphere for our guests. No sororities, fraternities, or un-chaperoned groups under the age of 25 (no exceptions). Should a group misrepresent themselves, they will be required to vacate the premises without refund.

Payment Options
We accept Visa, MasterCard, Cash, Bank Checks, Wire Transfer, Money Order, or Travelers Checks. Personal checks are not accepted upon arrival or less than 30 Days prior to check in on short term rentals. Credit cards are not accepted on any long term rentals (30 days or more). Any winter long term rental payment made September 1st or later is required to be bank check or wire transfer. Any summer long term rental payment must be bank check or wire transfer if within two weeks of arrival.

Short Term Rental Cancellations
Cancellations received 21 Days or more prior to arrival will receive a full refund less a $75 handling fee. Cancellations received 15-21 days prior to arrival will forfeit the 50% deposit. Cancellations received 14 days or less prior to arrival will forfeit the total cost of the rental. If the cancelled period is re-rented (at the same rate) your deposit will be refunded less a $75 handling fee. No refunds will be made until the cancelled period is re-rented and confirmed. Long term summer/winter renters, view your contract for cancellation policy. There is no refund for early departures.

Accidental Damages and Security Deposits
Accidental damage protection is added for any damages or accidents up to $1,500 . It is subject to exclusions and limitations that occur to the premises during the rental period. All damage must be reported prior to or at check out. Any damage or accident that is not covered under the policy will be the responsibility of the leaseholder. Winter Long Term Renters must also leave a 10% Security Deposit. Summer Long Term Renters are to leave a $1000 deposit.

Taxes and Service Fee
Charges for Vermont rooms and meals tax (10%) and service fee (5%) are calculated on the basis of the gross rental amount these fees are due with the balance of your rent on arrival. Long term rentals are not charged the 10% room and meals tax.

Short Term Final Payment
Balance is two weeks prior to arrival and includes; remainder of rent, taxes, and security deposits. We will automatically put the remaining balance on your credit card that is on file. If you would like to make other arrangements this must be done prior to this date and all funds must be paid.

Keys/Check In
Check-in is guaranteed by 5:00PM. If the property is ready earlier, we are happy to allow an early check in. We cannot previously guarantee early checks in due to our cleaning and inspection schedules. Upon Check in you will be given 2 sets of keys and directions to the property. We will have turned a light on for you and turned your heat up (if necessary).

Late Arrivals
If you are going to arrive late, it will probably be after our office is closed. For all late arrivals, we will leave your check in envelope in the black box to the left of our front door. Your check in packet will have two keys as well as directions to your rental property. The first person to arrive picks up the keys at Rentals Only and is responsible for the keys . Plan on being at the unit for others who will arrive without keys. If you need more directions left out please call.

Check out time is 10:00 AM. Please leave dishes washed, trash removed (to appropriate location), doors/ windows securely locked, coffee makers off, heat at 60 degrees, lights off, fires extinguished, and return keys to the office by 10:00AM. All un-returned keys will be subject to a fee of $100 to re-key the lock. Any trash left will be charged at $10 per bag. Each property should state where trash should be left. If you do not find this, please contact Rentals Only.

Pets and smoking are not permitted in any premises unless otherwise noted in the individual property description and authorized by a Rentals Only Agent. Any violation of this rule is grounds for immediate eviction without refund and possible loss of all/a portion of the security deposit. This will not be covered by the Accidental Damage Insurance.

Occupancy Limits
Occupancy limits are determined by local health laws and must be adhered to. (Includes Children)

Maintenance Issues
All equipment in each unit should be in working order. Please report any inoperative equipment to our office promptly! If we do not know about the problem, we cannot fix it. We will make every reasonable effort to have the problem corrected. Under no condition will there be a reduction of rent of any mechanical failure of dishwasher, washer, dryer, toaster, blender, TV, VCR, Stereo, garbage disposal, etc. as every good faith effort is made to insure that all of our properties are maintained to the highest standards. There are no refunds for inclement weather.

Cable TV/WiFi
Most properties are equipped with either cable TV or satellite and WiFi. Extreme weather situations can cause long term television interruptions. There will be no rebates for television or internet interruptions.

Cold Spells and Heat Waves
During the winter months is not uncommon to see temperatures below zero, the furnaces are running at their maximum and the thermostat may not reach higher than 62 degrees. During the summer months, temperatures may reach 90+ degrees. Units are not equipped with air conditioners. On these days we recommend a local pool, the lake, and keeping shades/blinds closed.

Firewood is provided for each rental property in the winter months. It is generally located outside the building.

Sheets and Towels are supplied for each rental based on maximum occupancy. (If the unit sleeps 8, there will be 8 towels.) Long term summer and winter rentals do not include sheets or towels. Rental of linens is available if requested.

Toilet tissue, trash bags, fire starters, bar soap, and dish tabs are provided for all short term rentals. Paper towels and basic kitchen staples are not provided.

Some properties have BBQ grills. Please be sure to use caution when using any grill.

Pools and Hot Tubs
Some properties offer common pools and hot tubs in a designated clubhouse for that specific community. Clubhouse hours vary.

Private hot tubs are equipped with directions, please read carefully. When hot tubs are not in use the cover must be on to ensure the temperature is maintained.

Fireplaces are hazardous if improperly used. Make sure the flue (damper) is open to allow smoke to go up the chimney rather than into the unit. You can be sure the flu is open by looking up the chimney, prior to building a fire. Keep glass doors open and screens shut to protect from carpet burns and possible fire. Do not remove ashes from the fireplace! When the fireplace is not in use be sure to close the flue (damper). If left open snow and rain or smoke from other units may come in.

Units are equipped with basic items such as pillows, blankets, bedspreads, pots, pans, glasses, dishes, flatware, cooking utensils, coffeemaker, toaster, etc. Please return these items to their proper place. If you find your rental unit is not equipped with these standard features, please notify our office. Please do not rearrange the furnishings. Please make sure all dishes are cleaned well prior to putting them back in the cabinets.

Owners Closet
Most units have locked closets and cabinets. These indicate the owners personal storage. Please respect the owners right to privacy. Tampered locks will result in forfeiture of security deposit.

You may send or receive faxes from our office. The first page is complimentary, each additional is $1.00 per page. Our fax number is 802-464-0054.

In the event the tenant is locked out of the unit during a rental period, the tenant can borrow a key by coming to the office, and returning it immediately. After business hours, the tenant must call the posted non medical emergency number: (866) 229-0481. There is a $100 after hour fee for lockouts.

Home Security Systems
Some properties are equipped with an alarm system. Rentals Only will provide tenant with alarm code. The owner will cover the cost of one false alarm, further false alarms are billed to tenant at cost determined by local authorities or security company.

Items Left Behind
Check the unit thoroughly for your belongings as you depart. Rentals Only will not be held responsible for any items you leave behind. We will make every effort to recover your item(s). We will send you your item(s) C.O.D. plus a $10.00 handling fee.
