Winter Seasonal Rentals
A
winter seasonal rental is a 5 month term which normally starts
mid-November and runs until mid April.
We
maintain an enjoyable atmosphere for our
guests. No sororities, fraternities, or unchaperoned groups under
the age of 25 (no exceptions). Should a group misrepresent
themselves, they will be required to vacate the premises without
refund. Please
DO NOT plan large parties, or plan to exceed the number of persons
specified for each unit. If you are planning a large gathering
please contact us and we will try to accommodate the guests in
units close to yours. Damage
Deposit
A
$1,000 DAMAGE DEPOSIT will be collected on each rental. All
properties are inspected prior to every rental and after every
departure. These deposits are held until the rental property has
been cleaned and inspected, and until all utility bills have
arrived and charges are paid. The
cost of any repairs, extra cleaning required, items missing from
property, lost key or any other charges resulting from your stay
will be deducted from this deposit. Per Rentals Only contract the
maximum the deposit can be held is 45 days. Repairs
Despite
our best efforts to keep various items in working order, at times
we must wait for part or service. Please bear with us during these
times. REPORT BREAKDOWNS ASAP. Refunds can not be made due to
mechanical failure. Payments
A
$1,000 deposit is required to secure a seasonal rental. 50% of
rate is due July 1st. Balance including utility deposits,
4% service fee, and clubhouse fees (if applicable) is due 60 days prior to arrival date. Service fee
includes final basic clean and transfer of utility accounts. Cancellations
A
cancellation of a seasonal rental prior to July 1st will receive
deposit less $100 handling fee. Any cancellations after July 1st
will forfeit the entire deposit. Unless the property is re-rented. Rental
Home-Setup
All
units are furnished to the owner's taste. The homes will not have
paper soap or cleaning products available. The kitchens are fully
equipped and bedspreads, blankets and pillows are furnished for
the number of people the property accommodates. Sheets and towels
are NOT provided on Seasonal rentals. Smoking
and Pets
The
majority of our homes are NON SMOKING and DO NOT ALLOW PETS.
Unless specifically stated otherwise. Check-in
/ Check-out
Check-in is 5pm on the
day of arrival and Check-out is Noon on the day of departure.
After hour check-ins can pick up keys and directions to unit in
black mail box outside our office door. Upon Check-out please
leave the property neat and orderly:

Remove all food
from refrigerator.

Clean dishes and
put them away.

Leave furniture
arranged as you found it.

Close and lock all
windows and doors.

Remove ALL garbage
from interior and exterior of unit.

Leave heat at
temperature you were instructed to leave it at when house is
not occupied

Return keys to
Rentals Only Office.
