The rental homes and
condominiums managed by Rentals Only are privately owned and are furnished
and decorated to the owners individual taste. As the rental agent, our
standards are high when accepting rental property with recommendations
made to the home owner for equipping their vacation property. We hope
that your vacation will be one of the best ever and we will do everything
possible to ensure that it will be. Please call us with any questions you
may have as we will be happy to assist you the following information
should help simplify your vacation planning.
Office Hours

We are closed Thanksgiving day, Christmas day and Easter.

Rental Groups
We maintain an enjoyable
atmosphere for our guests. No sororities, fraternities, or un-chaperoned
groups under the age of 25 (no exceptions). Should a group misrepresent
themselves, they will be required to vacate the premises without refund.
Payment Options
We accept Visa, MasterCard, Cash, bank checks, money order, or travelers
checks. Personal checks are not accepted upon arrival or less than 30 Days
prior to check in.
Cancellations
Cancellations received 21 Days or more prior to arrival will receive a
full refund less a $50 handling fee. Cancellations received less than 21
days prior to arrival will forfeit the entire deposit if the unit cannot
be re-rented. If the cancelled period is re-rented your deposit will be
refunded less a $50 handling fee. No refunds will be made until the
cancelled period is re-rented and confirmed. Long term summer renters,
view your contract for cancellation policy.
Security Deposit
All properties require a refundable (within 14 days of your check out
date) security deposit of Visa or MasterCard Credit Card imprint of $1000
to be signed upon check in . This will be torn up and discarded provided
there is no damage found. The purpose of the security deposit is to enable
the homeowner to recover the expenses incurred for repairing damages
caused by obvious abuse or neglect, for special cleaning requirements due
to the tenant leaving the home in abnormally dirty condition, or
unnecessary service calls by guests. The home will be inspected before you
check in and after you check out. When you check in, please report
problems (if any) you notice within one hour of arrival to avoid possible
loss of your security deposit if any damage is incurred during your stay
please call us and let us take care of it immediately. It is so much
easier to resolve the situation in person versus communicating via mail or
telephone after you check out and return home.
Taxes and Service Fee
Charges for Vermont rooms and meals tax (10%) and service fee (5%) are
calculated on the basis of the gross rental amount these fees are due with
the balance of your rent on arrival.
Final Payment
Balance is due on arrival and includes; remainder of rent, taxes, and
security deposits. Your must pay by cash, MasterCard, Visa, bank certified
check or money order. Check-in is guaranteed by 5:00PM if the unit is
ready earlier you are more then welcome to Check in early we however
cannot guarantee an early check in due to our cleaning and inspection
schedules.
Keys
Upon Check in you will be given 2 sets of keys. Property must be vacated
and all keys returned by 10:00AM on checkout day. All unreturned keys
will be subject to a fee of $10 per key.
Late Arrivals
If you are going to arrive late, it will probably be after our office is
closed. For all late arrivals, we will leave your check in envelope in
the black box to the left of our front door. Your check in packet will
have two keys as well as directions to your rental property. The first
person to arrive picks up the keys at Rentals Only and is responsible for
the keys . Plan on being at the unit for others who will arrive without
keys. If you need more directions left out please call.
Pets/Smoking
Pets and smoking are not permitted in any premises unless otherwise noted
in the individual property description. Any violation of this rule is
grounds for immediate eviction without refund and possible loss of
security deposit.
Occupancy Limits
Occupancy limits are determined by local health laws and must be adhered
to each maximum occupancy. Includes children.
Maintenance Issues
All equipment in each unit should be in working order. Please report any
inoperative equipment to our office promptly! We will make every
reasonable effort to have the problem corrected. Under no condition will
there be a reduction of rent of any mechanical failure of dishwasher,
washer, dryer, toaster, blender, TV, VCR, Stereo, garbage disposal, etc.
as every good faith effort is made to insure that all of our properties
are maintained to the highest standards. There are no refunds for
inclement weather.
Long Distance Phone Calls
Owners graciously provide telephones with local service for your
convenience and safety. Long distance calls require the use of a calling
card, credit card or a collect call.
Cable TV
Most properties are equipped with either cable TV, antenna, or satellite.
Because of our remote location without one of these, there is no
television reception in our area. Extreme weather situations can cause
long term television interruptions. There will be no rebates for
television interruptions.
Cold Spells and Heat Waves
During the winter months is not uncommon to see temperatures below zero,
the furnaces are running at their maximum and the thermostat may not reach
higher than 62 degrees. During the summer months, temperatures may reach
90+ degrees. Units are not equipped with air conditioners. On these days
we recommend the local pool or the lake.
Firewood
Firewood is provided for each rental property in the winter months. It is
generally located outside the building.
Linens
Sheets and Towels are supplied for each rental based on maximum occupancy.
(If the unit sleeps 8, there will be 8 towels.) Long term summer and
winter rentals do not include sheets or towels.
Supplies
Toilet tissue, trash bags, fire starters, bar soap, cascade and laundry
soap where applicable are provided.
BBQ
Some properties have portable BBQ grills.
Pools and Spas
Some Properties have private or common pools and spas for common areas
call the designated clubhouse for the pool hours. Private hot tubs are
equipped with directions, please read carefully. When hot tubs are not in
use the cover must be on to ensure the temperature is maintained.
Fireplaces
Fireplaces are hazardous if improperly used. Make sure the flue (damper)
is open to allow smoke to go up the chimney rather than into the unit.
Keep glass doors open and screens shut to protect from carpet burns and
possible fire. Do not remove ashes from the fireplace! When the fireplace
is not in use be sure to close the flue (damper). If left open snow and
rain or smoke from other units may get in.
Furnishings
Units are equipped with basic items such as pillows, blankets, bedspreads,
pots, pans, glasses, dishes, flatware, cooking utensils, coffeemaker,
toaster, etc. Please return these items to their proper place. If you find
your rental unit is not equipped with these standard features, please
notify our office. Please do not rearrange the furnishings.
Owners Closet
Most units have locked closets and cabinets. These indicate the owners
personal storage. Please respect the owners right to privacy. Tampered
locks will result in forfeiture of security deposit.
Faxes
You may send or receive faxes from our office. The first page is
complimentary, each additional is $1.00 per page. Our fax number is
802-464-0054.
Lockouts
In the event the tenant is locked out of the unit during a rental period,
the tenant can borrow a key by coming to the office, and returning it
immediately. After business hours, the tenant must call the posted non
medical emergency number: (866) 229-0481. There is a $75 after hour fee
for lockouts.
Checkout
Check out time is 10:00AM Please leave dishes washed, trash removed, doors
and windows securely locked, appliances off, heat at 60 degrees, lights
off, fires extinguished, and return keys to the office by 10:00AM
Items Left Behind
Check the unit thoroughly for your belongings as you depart. Rentals Only
will not be held responsible for any items you leave behind. We will make
every effort to recover your item(s). We will send you your item(s) C.O.D.
plus a $10.00 handling fee.
